What the Renters' Rights Act Has Changed for West London Landlords
The Renters’ Rights Act came into force on 1 May 2026 and changed the risk profile of being a landlord in West London in two significant ways. First, eviction is now harder and slower. Section 21 no-fault evictions are abolished. Second, tenants can leave on two months’ notice at any time from day one of a tenancy. With no fixed term, a tenant who stays for six weeks and gives two months’ notice is gone after roughly four months, leaving you with a void period and re-letting costs just as you had settled into the tenancy.
Neither of these risks existed in quite the same way under the old AST regime. They are now permanent features of the West London rental landscape. Guaranteed rent is the direct financial solution to both.
How Guaranteed Rent Works Under the New Rules
